The brief:
The prime objective was to deliver plot completions, complete with associated infra-structure, at the earliest opportunity for the least cost. Outline permission had been secured for the site but was complete with a long and complicated list of conditions, as well as numerous S106 obligations including the provision of a school, community buildings and offsite highway works.
Our role was to coordinate the activities of the different developers, the infrastructure team, land parcel teams and offsite highways team.
The first task was to secure approval of the framework documents comprising masterplan, design code, phasing & drainage strategy, a task complicated by the need to secure permission from two different planning authorities. Running in parallel with this had been the procurement of the infrastructure works, which was essential to enable each developer to access their land parcels and start development work on site.
Once complete, the development will represent the latest thinking in urban design.
