Description: A 20,000sq ft office complex within an existing business park comprising 2Nr separate blocks externals and parking. As part of the main contract works there were considerable fit out works to one of the blocks for an incoming tenant, the local NHS trust

JMA were appointed as Project Manager and Quantity Surveyor for Martin Graham Developments for the construction of Phase 2 of the office park at Kenn Rd in Clevedon.

Although JMA were only involved on Phase 2 of the scheme (some years after Phase 1 was built), we were able to negotiate considerable savings from the main contractor against their original tender sum, due to our accurate cost library and by benchmarking elemental costs and quantities from the scheme and comparing against other live projects.

From our clients perspective, although the tender was negotiated with the original contractor involved on phase 1, the end result was a competitive tender whilst also having the benefit of an experienced contractor familiar with the build.

As part of the main build contract, there was a considerable fit out to one of the office blocks for a local NHS trust. JMA had to ensure that all NHS standards and guidelines were followed as part of these fit out works to ensure the completed building was suitable for the end user and their customers. 

This involved regular meetings with Trust representatives and individual user groups to sign off and approve every element of the fit out as well as incorporating considerable tenant changes. Even with the additional fit out works, the project was delivered on budget and on programme.
