A confined site in a sea front Weston-super-Mare Conservation area.

The procurement strategy had been to complete the demolition works as a direct contract before engaging a main contractor to undertake the bulk of the main project.  However, in a attempt to maximise the client's margin it was decided to procure the works on a trade basis.  This not only proved cheaper, saving both the main contractor's profit and preliminaries, but quicker as well.

The completed scheme forms a prominent landmark on Weston-super-Mare seafront, with some of the best views across the Weston Bay.
